Why winter is not the worst time to sell your home
This is the busiest January that I can remember. Â
Some of it has to do with the unseasonable temps and sunny skies. Warmer weather tends to get buyers on the move.
The rest has to do with getting a jump on the spring selling season. March through June is the busiest time of year for real estate sales.
Based on what I am seeing in January, I expect March to be full on madness.
So far this January, 3,379 homes have been put under contract and are waiting to close. We typically do not see pending sales of this volume until March. Â
Due to the time it takes to process loans, most of these sales will not close until February. Â
Last year we had a total of 2,619 sales in February which was an all-time record for closings in this month. Â
Nashville is on track to blow that number right out of the water and could have more than 3,000 residential closings for the first time ever in February. Â Â
If I were planning on selling my home this year. I would start today. It takes some time to get your home ready, professional photographs taken and marketing in place.
