These 20 Areas are Leading Nashville’s Growth

With the recent growth in Nashville, most people want to know where homes are appreciating the most. 

So, I recently took at look at the average sales price over the last 60 days in every zip code in Nashville.  Then I compared it to the average sales price from the same period in 2014.

If you think this took a great deal of time to calculate, you are right.  It’s ok though because you all are worth it!

Here are a few things to keep in mind. 

  1. Past performance does not equal future performance.  We still need to do our due diligence on the neighborhood that we are considering. 

  2. In the last housing crisis, the areas with the largest decrease were often the ones that had the biggest price increase leading up to the meltdown. 

  3. Historically, Nashville has been averaging a 5 – 10% annual increase in prices.  This average is healthy for the long term viability of the real estate market.

  4. The 2014 data was calculated from 9/20/2014 – 11/20/2014 and the 2015 data was from 9/20/2015 – 11/20/2015.  I disregarded any zip codes that had less than 20 sales in the two month period. If a zip code was partially in Davidson County, I included the data from the entire zip code.
