The case against Spring as the best time to sell

The case against the spring selling seasonPeople are always talking about the Spring selling season and how it is the best time to sell you home.  

However, this is not always the case.

A recent report by Zillow shows that a Saturday in early May is the best time to list your home for sale because it will sell nine days faster and 1% higher than list price.  

There are folks right now that will read this headline and will wait two months to list their home because Zillow says something magic happens in May. 

They ignored the number one rule in real estate:  Everything is local. 

When you dig deep in the numbers, you will find that the best time to sell varies based on the city studied.  It ranges from March 1st through May 31st.  

Here’s what I think is happening with Zillow’s numbers.  

People who are willing to wait until the spring to sell their homes are planners.  Since, planning and preparation go hand in hand, these folks tend to have their homes ready to sell by the time spring rolls around.

And preparation is the real magic in getting your home to sell quickly and for top dollar.  

I know what you are thinking, how can you be so sure?

It’s because we’ve proven it time after time.

Why didn’t someone tells these folks that they had to wait until May? ;)
